Dubai's peak season is beginning now, and a nightly rate in Jumeirah Village Circle will not look the same in December as it does this week. Here is when to book for the 2026-27 winter, the dates worth planning around, and what lands on the bill besides the headline rate.
The short answer on timing
Book November and December stays now. Rates climb as the weather cools, the winter peak runs from roughly November to March, and in a high-demand month the cheaper stock goes first while what remains reprices upward.
For January to March, four to eight weeks ahead is usually enough, unless your dates collide with one of the events below. If you are flexible, the second half of January and the first half of February are calmer than the fortnight either side of New Year.
Why this particular winter is different
This is not a normal run-up to peak season, and that works in a guest's favour. Regional airspace disruption cut Dubai's inbound traffic through the first half of 2026, and the market has been climbing back since.
DET's own figures, reported by Gulf News in September, put August at 869,000 international overnight visitors, the strongest month since February, with 6.97 million for January to August and hotel occupancy back to 66 per cent from 36 per cent in March.
On rates, the Cavendish Maxwell half-year report carried by Khaleej Times and Gulf News has occupancy averaging 56.4 per cent across Dubai hotels in the first half, with average daily rates down 7 per cent to Dh701. It forecasts full-year rates of Dh600 to Dh675, with momentum returning from the fourth quarter.
Read that as availability rather than as a discount. Demand is recovering rather than recovered, so there is more choice this October than in an ordinary one. Rates still rise into the peak, but booking early buys you more this year than usual.
The dates that move prices
- Dubai Fitness Challenge, 31 October to 29 November. Dubai Ride closes part of Sheikh Zayed Road on 1 November and Dubai Run fills Downtown on 22 November, so plan travel around those two mornings.
- GITEX Global, 7 to 11 December. Large trade events tighten accommodation across the city, not only near the venue.
- The last two weeks of December. New Year is the most expensive and constrained stretch of the Dubai year. If you have not booked, book now.
- Dubai Marathon on 17 January 2027 and Dubai World Cup at Meydan on 27 March 2027.
- Dubai Shopping Festival normally runs from mid-December to late January, but the 2026-27 dates had not been confirmed when this was written. Check visitdubai.com before fixing travel around it.
What sits on the bill besides the nightly rate
A licensed holiday home carries the Tourism Dirham, charged per occupied bedroom per night and collected from you. As of September 2026 the reported rates are AED 10 per night for a Standard unit and AED 15 for a Deluxe one, capped at 30 consecutive nights per guest; confirm the current figures on the DET portal. A municipality fee, VAT, a refundable deposit and a cleaning charge normally appear as separate lines too.
You will also be registered: a licensed operator has to file your passport or Emirates ID details with DET shortly after check-in. The detail is in the check-in guide at /blog/dubai-holiday-home-check-in-2026-id-deposits-fees.
What to check before booking in JVC
- A permit number on the listing. Without a DET permit the let is not legal, and you have no recourse if the stay goes wrong.
- What the rate includes. In a licensed holiday home, DEWA, cooling and internet should be covered. Ask rather than assume.
- The building. JVC is several hundred buildings of different ages. Pool, gym, parking and the walk to Circle Mall vary street by street, so check the address, not just the photographs.
- Minimum stay and cancellation terms on your dates. Both tighten over the peak.
- Who answers at eleven at night when the air conditioning stops.
That last point is the one guests underrate. Luxe Signature manages the apartments we let in JVC ourselves, with our own housekeeping and maintenance team, so there is someone to call rather than a form to submit; the furnished apartments we have available are listed at /.
Staying a month or longer
Long stays price differently, so beyond a few weeks ask directly rather than booking night by night. For scale, Bayut's H1 2026 rental market report puts the average annual rent for a one-bedroom in JVC at AED 79,000 — a full year, with Ejari and bills attached, which a furnished monthly stay avoids. The trade-off is set out at /blog/pay-rent-monthly-dubai-flexi-rent-furnished-monthly-stays-2026.
