Can you pay rent monthly in Dubai? Flexi Rent and furnished monthly stays in 2026

By the Luxe Signature team··5 min read

The hard question for Dubai tenants this year is not what a flat costs, but how you pay for it. Two routes now let you pay month by month, and they suit very different people. Here is what each really costs, using JVC numbers.

Two ways to pay monthly

The first route keeps the annual contract and changes the schedule. The Dubai Land Department launched its Flexi Rent initiative on 23 June 2026, under which a first group of participating landlords and property management companies can offer monthly, quarterly or half-yearly instalments in place of the traditional one or two cheques. It is open to existing tenants too, so if you are on a multi-cheque contract, ask whether yours can be restructured at renewal.

A second scheme sits alongside it. Under a zero-interest Rent Now, Pay Later service from the Land Department and a local bank, the bank pays your landlord the full year up front and you repay over up to twelve months. As of September 2026 it was announced rather than confirmed live, so check with the Land Department before planning around it.

The second route drops the annual contract altogether: a furnished apartment from a licensed operator, let by the month.

What an annual lease still costs on day one

An instalment plan spreads the rent. It does not spread everything else. On a standard Dubai tenancy, budget for agency commission of around 5 per cent of the annual rent; a security deposit of about 5 per cent unfurnished or 10 per cent furnished; Ejari registration, which you need before DEWA will connect you; a DEWA deposit of AED 2,000 for an apartment, refundable when you close the account, plus an activation charge; and the Dubai Municipality housing fee of 5 per cent of annual rent, collected in twelve parts through your monthly DEWA bill.

Then the flat itself: furniture, white goods, broadband installation. Figures are as of September 2026 — confirm current rates with DEWA and the Land Department.

What JVC actually rents for

Bayut's rental market report for the first half of 2026 puts the average JVC studio at about AED 54,000 a year, a one-bedroom at about AED 79,000 and a two-bedroom at about AED 113,000. Property Finder's listings data runs a little lower, nearer AED 51,000 to 55,000 for studios and AED 74,000 to 75,000 for one-bedrooms. Treat that as a band, not a price: building age, floor and chiller charges all move it.

Bayut also calls the first half of 2026 stable, with mid-tier communities including JVC offering better value than a year ago. More on the area in our renters' guide to JVC.

How a monthly furnished let is priced

A monthly let prices differently. You pay one rate that normally covers DEWA, cooling, internet and the furniture, and often housekeeping. There is no Ejari, no agency commission and no DEWA deposit: the operator holds the utility account. A nightly tourism fee applies to licensed holiday-home stays and is usually built into the quoted rate; that rate is set by the Department of Economy and Tourism, so confirm the current figure on the DET portal.

The National reported in August 2026 that operators were quoting roughly AED 4,000 to AED 8,000 a month for studios and AED 5,000 to AED 12,000 for one-bedrooms across Dubai, with prime districts higher. This is the work we do — we let furnished one and two-bedroom apartments in JVC by the month, with bills, cooling, internet and housekeeping in a single rate, so there is no deposit chain and nothing to furnish. Our JVC apartments are listed here.

Doing the sum on a JVC one-bedroom

Take the middle, about AED 76,000 a year, or AED 6,300 a month in rent alone. On top, the first year carries roughly AED 3,800 in commission, AED 3,800 in deposit, AED 2,000 for DEWA and around AED 3,800 in housing fee spread across the year, before you buy a bed. Even on a Flexi Rent plan, most of that lands in month one.

So the honest answer: an unfurnished annual lease is usually cheaper across twelve months. A furnished monthly rate that bundles bills and furniture normally sits above the equivalent annual rent per month. The difference buys you the ability to leave.

Which one suits you

Take the annual contract, on instalments if you can negotiate them, if you are confident of staying a year, have the day-one cash and would rather own your furniture. Check any renewal increase against the Land Department's rental index first.

Take a furnished monthly let if your job, visa or school place is not settled; if you have just arrived and want to live in a community before committing to it; if you are between homes; or if you would rather stay flexible while rents settle. Paying a month at a time is worth real money when plans can change.
